Our Client:
Our client is one of the largest industrial REIT firm in Singapore. In line with recent staff movement, we are looking for an experienced leasing manager with leadership experience to manage team KPI and portfolio performance of over 50 properties in Singapore. This role will report to a Head of Leasing.
The Responsibilities:
As a Senior Leasing Manager, your key responsibilities include:
* Formulate and implement effective marketing strategies to maximize rental and occupancy for the assigned portfolio
* Conduct market research to understand industry needs and maintain up to date market benchmarks of rental and occupancy, which will form part of the Annual Marketing Plan to be reviewed on a half yearly basis
* Secure new tenants by identifying and showing prospective tenants available spaces at the approved rental rates and terms to the interests of the Trust
* Discuss renewals and expansion plans with existing tenants to retain occupancy with positive rental reversions
* Source and manage leasing pipeline and to improve current conversion of leads to deals
* Identify and maximise all existing and potential sources of income from the assigned portfolio
* Increase portfolio occupancy by working with real estate professions, local newspapers and other forms of media
* Establish, maintain and strengthen business relationship with tenants, and in turn develop deeper understanding of tenants' needs, future plans and internal decision-making process regarding to their space requirement
* Assist to prepare leasing reports and other ad hoc reports required from time to time
* Comply with both internal and regulatory guidelines and obligations of the Trust
* Lead, motivate and train marketing / leasing team to achieve the desired outcome for the Trust
* Ensure continuous learning and development for the team and promote an on-going career path for the team
* Review, identify and proposed AEI / redevelopment works to enhance and/or reposition properties within the assigned portfolio to enhance and improve marketability and revenue if properties
* Assist in responding to RFP for built-to-suit and lease project
* Source and identify prospects for built-to-suit and lease project
* Assist in preparation of feasibility studies, negotiation with prospect on commercial term, and preparation of necessary agreements
* Any ad-hoc tasks that may be assigned from time to time
The Requirements:
To qualify for Senior Leasing Manager, you are require to:
* Possess minimum a recognized Degree or Diploma in Real Estate or Marketing
* Possess minimum 8 years of experience in real estate leasing with recent 5 years in industrial/ warehouse or logistic leasing
* Possess leadership experience in managing a headcount of above 5 staff with proven track record to drive team's performance up and boost positive morale within the division
* Strong in stakeholder management, calm under pressure and flexible to structural changes
