Job Description

Our Client:

Our client is a premier real estate company working across a diverse portfolio of real estate including commercial offices, residential and retail properties, and hotels. They are actively looking for their Manager/Senior Manager Building Management Services to join their team in Singapore.

The Responsibilities:

Operations

* Keep an eye out for all repairs, both minor and major, and make sure they are finished as soon as possible with the least disruption to the building's utilities and the tenants' commercial operations
* Every day, look for construction flaws and take action to correct them
* Ensure that all MandE equipment scheduled maintenance is carried out on time and on budget by external specialists or staff members from within
* To stay up to date, suggest staff members for training sessions as needed
* Inspect all term contracts to ensure that they are renewed before their expiration dates and that term contractors deliver an adequate level of service
* Plan and make sure that both capital expenses and maintenance costs stay within the predetermined budget for the given year
* Ensure that all fire safety equipment and systems are constantly maintained and checked to ensure proper operation
* Ensure that the building complies with all legal requirements, such as timely renewal of the fire certificate, annual water tank disinfection, and pipe gas inspections
* Ensure that tenant and customer feedback is immediately examined, and that the proper corrective steps are implemented to address the corresponding concerns as soon as practical
* Keep an eye on how much water and electricity are being used and make sure it stays within budgeted limits
* PUB, BCA, and NEA receive annual reports on waste, energy, and water, respectively
* Internal risk assessments are submitted to management quarterly
* Management receives sustainability reports every quarter
* Have experience requesting bids and assessing contracts for significant terms or improvements

Security

* Manage security at the mall and make sure it is always protected
* Verify that security precautions are in place and that traffic flow is smooth
* Ensure that all firefighting tools are in good working order by maintaining and inspecting them
* Have a conversation with tenants and SPF about crime prevention
* Verify that nothing is obstructing all escape routes every day

Parking Lot Operations

* Ensure that the parking system is always in good working order
* Look into the parking fee and make any necessary adjustments
* Check to see that staff members are equipped to oversee parking operations
* Check to see if the daily carpark collections correspond with the CEPAS and NETs remissions to Alprop. Print a monthly report for verification and approval of the finances
* The system record and barrier opening are reviewed each month

Renovating a tenant

* Assure adherence to internal and statutory requirements by offering technical support and supervising tenant renovation projects
* All internal capital improvement projects are managed through projects
* Tenant administration
* Support the project team in managing tenants impacted by AEI construction
* To organize worries regarding actions affected by the AEI works

The Requirements:

* Degree in Electrical & Mechanical Engineering / Facilities / Property Management or equivalent
* Minimum 5 years of experience in management of M&E services in commercial buildings with at least 5 years in supervisory role
* FSM qualified, with experience in conducting fire drills and training
* Well-versed in statutes and regulations pertaining to Building Management
* Extensive experience in upgrading facilities and equipment
* Experience and knowledge in sustainability requirements (e.g. Green Mark Certification), initiatives, latest regulation requirements (e.g. carbon emission footprint, etc.)
* Strong and demonstrated experience in vendor and contractor management
* Workplace BizSafe certification/champion
* Knowledge of Procurement Systems e.g. SAP
